Astor Creek

PREPARATION

Astor Creek is a subdivision within Verano in Port Saint Lucie. It was a prior orange grove which has been rezoned residential for single family homes. This 720 acre site will ultimately consist of 900 homes and an 18-hole signature golf course with putting greens and driving range. Ryan Inc Southern (Ryan) has been contracted to develop entire site work portion of the project except for clearing. Ryan will perform mass grading of the residential site and golf course.

EXCAVATION

Mass grading consist of demucking, filling existing ditches and canals. The entire site elevation required fill from 4 feet to 20 feet to meet proposed grades. This would be accomplished by excavation of 22 lakes of varying sizes and configurations. 2.4 million cubic yards of fill would be excavated, transported, spread and compacted in order to meet proposed elevations. The existing soils created a challenge. Soil borings depicted a large amount of deleterious material that was not suitable structurally.

DEVELOPMENT

Additional care and scrutiny had to take place to ensure the soils generated were placed in correct locations. Fairways in the golf course and proposed berm locations where surgically carved to create a location to get rid of unsuitable non-structural fill and then topped with desirable fill. Once the golf holes are filled, they would then be turned over to our sister company Ryan Golf (under a separate contract with Kolter) who would take over to complete the golf drainage, irrigation, shaping and landscape. Although earthwork of the entire 720 acres will be developed, only Phase I of the project will have all infrastructure installed under this contract. Phase I will consist of two lift stations, water, sewer, drainage and paving.

CONSTRUCTION

Within this phase there will be a maintenance center for the golf course, a club house, golf shop, Pickle Ball courts, and a 19th Hole. There will also be 245 single family homes slated for this phase. The future phases will be table topped, road right -a- ways will be carved out to an established grade and temporary drainage ditches and culverts will be constructed to prevent flooding of the future lots and road R/W.
